Building permits are issued and inspections completed by the County of Lambton Building Services Department.

Please call the County of Lambton at 1-866-324-6912 or 519-845-0801 to apply for permits or to arrange inspections.

What is a building permit?

A building permit is a formal approval to construct, add to, move, or remove a building or structure on your property.

The Ontario Building Code Act requires that a building permit be obtained for the construction of a new structure, an addition, or alteration of any structure that results in a building area of more than 10 metres squared (108 square feet).

It is illegal to construct or demolish a structure without first obtaining a building permit. Anyone found guilty of building without a permit, or who has not followed an order issued by a Building Official, can be charged under the Ontario Building Code Act.

Why are building permits required?

Building inspections protect the interests of both the individual and the community as a whole. The Building Department ensures that all construction in the municipality meets the Building Code's minimum standards for fire and structural safety standards. The review by a qualified individual also ensures the plans comply with the regulations of the local municipal zoning by-laws as well as all other applicable laws and regulations.

Do I need a permit for my project?

Examples of works that do require a building permit include:

  • Constructing a new building;
  • Solar panels installed on buildings;
  • Renovating, repairing, or adding to a building;
  • Demolishing or removing all or a portion of a building;
  • Installing, changing, or removing most walls;
  • Making new openings for, or changing the size of, windows and doors;
  • Adding a skylight;
  • Building a garage;
  • Building a balcony or a deck (over 2 feet off the ground);
  • Excavating a basement or constructing a foundation;
  • Installing or modifying heating, plumbing, or air conditioning ductwork;
  • Reconstructing a chimney or adding a wood burning fireplace; and
  • Duct work.

Examples of works that do not require a building permit include:

  • Replacing existing, same-sized doors and windows;
  • Installing siding on small residential building;
  • Building a roofless deck less than two feet off the ground;
  • Building a utility shed less than 10 metres squared (108 square feet);
  • Re-shingling a roof, provided there is no structural work;
  • Installing eaves troughs, provided that drainage is on your own property;
  • Replacing or increasing insulation, dry-wall, or plaster;
  • Damp-proofing basements;
  • Painting or decorating;
  • Installing kitchen or bathroom cupboards without plumbing;
  • Erecting a fence (the fence will need to comply with municipal regulations);
  • Replacing an existing forced-air furnace (that does not include any ductwork); and
  • Minor electrical work.
