Committee of Adjustment and Land Division Committee
The Committee of Adjustment and Land Division Committee is authorized under the Planning Act to consider applications for Minor Variances and Consents (Severances). Meetings are scheduled monthly upon the submission of applications.
Anyone considering filing an application for Minor Variance or Consent is encouraged to contact a member of the Township of Warwick's Planning Department.
Consent (Severance) |
A Consent, or Severance, is the authorized separation of a piece of land to form a new lot or a new parcel of land. It is required if you want to sell, mortgage, charge, or enter into any agreement (of at least 21 years) for a portion of your land. In addition to the division of land; rights-of-way, easements, and any change to your existing property boundaries also require Consent approval. An owner of land, or any person authorized in writing by the owner, can submit an Application for Consent (Severance) to the Township of Warwick Committee of Adjustment and Land Division Committee. Prior to completing an Application for Consent, applicants are encouraged to schedule a preliminary meeting with a member of the Township of Warwick Planning Department.

Minor Variance |
A Minor Variance allows for an exception from specific requirements of the Township of Warwick Zoning By-Law for a specific property. To be considered “minor”, the application needs to be:
An owner of land, or any person authorized in writing by the owner, can submit an Application for a Minor Variance to the Township of Warwick Committee of Adjustment and Land Division Committee.
