Grants
The Township of Warwick offers various grants to help revitalize the business and commercial corridor in our community. Council allocates funding for all grant programs in its annual budget. Grants are awarded on a first-come, first-served basis.
Potential to Combine Financial Incentives
Applicants may apply for more than one grant for the same property or project, but there are limits to certain combinations.
Contact the Township Office and review the Potential to Combine Financial Incentives information sheet to determine what grants, and in what combination, will assist you most with your project.
Community Futures Lambton Micro Loan Program
The Township of Warwick is pleased to partner with Community Futures Lambton (formerly Sarnia-Lambton Business Development Corporation) to support businesses who want to access CIP grant funds.
Community Futures Lambton is offering micro-loans for up to $15,000 to help Warwick businesses access CIP funding.

Additional Dwelling Unit (ADU) Grant
|
|
The Additional Dwelling Unit Grant provides financial assistance to support the creation of new ADUs or the legalization of existing units that were not previously established in accordance with applicable zoning, building or fire code standards.
By encouraging the development of safe, functional and appropriately located ADUs, the Township aims to expand housing choice and support gentle intensification in designated areas.
Grant incentives for this program include:
- 50% up to $7,500 of the cost
Apply for an Additional Dwelling Unit Grant
1. The applicant consults with Township staff.
2. The applicant submits a Additional Dwelling Unit Grant application.
3. The application is presented at a Community Improvement Plan Committee meeting. You may be requested to attend.
4. The CIP Committee submits a recommendation to Council regarding the reviewed application.
5. If the application is approved by Warwick Township Council, the applicant will enter into an agreement with the Township.
6. The applicant submits proof of payment to the Township.
7. The applicant is reimbursed for the approved amount or 50% (whichever is lower).
Eligibility
To be eligible, the applicant must:
- This program is available to all lands located within Program Area @2 as described in Appendix A in the CIP brochure, which includes the settlement areas of Watford and Warwick Village as designated in the Township's Official Plan.
- Submit an application before the work begins.
- Be up-to-date on property tax payments.

Façade & Site Beautification Grants
|
|
The Façade & Site Beautification Program is intended to support the revitalization of buildings and properties along the Township's main corridors in Watford and Warwick Village.
This program aims to improve the aesthetic quality, accessibility, and vibrancy of the Township's commercial areas by encouraging high-quality improvements to façades, signage and associated site elements.
Grant incentives available include:
- Up to 50% of the cost of a main façade up to a maximum of $9,000;
- Up to 50% for secondary façades up to a maximum of $3,500.00; and
- Up to 50% for signage up to a $5,000.00 maximum.
- Up to 50% for site beautification up to a maximum of $5,000.
Apply for a Façade Improvement Grant
- The applicant consults with Township staff.
- The applicant submits a Façade & Site Beautification Grant Application.
- The application is presented at a Community Improvement Plan Committee meeting. You may be requested to attend.
- The CIP Committee submits a recommendation to Council regarding the reviewed application.
- If the application is approved by Warwick Township Council, the applicant will enter into an agreement with the Township.
- The applicant completes façade improvements.
- The applicant submits proof of payment to the Township.
- The applicant is reimbursed for a portion of the façade improvement costs.
Eligibility
To be eligible, the applicant must:
- Be the registered owner of the commercial, industrial, or mixed-use building (or be authorized in writing by the registered owner) in the Watford CIP Area or Warwick CIP Area.
- Submit an application before the work begins.
- Be up-to-date on property tax payments.

Brownfield Environmental Study Grant
|
|
The Brownfield Environmental Study Grant is to encourage and reduce the barriers to redeveloping Brownfield Sites.
|
What is a Brownfield Site?
|
|
A Brownfield Site is an abandoned, vacant, derelict, or underutilized commercial or industrial property where past actions have resulted in actual or perceived contamination and where there is an active potential for redevelopment.
|
Incentives offered under this grant program are:
- Phase I Environmental Assessment Grant: this grant is provided for all eligible study costs up to 50% of the cost, to a maximum of $2,500.00 per property.
- Phase II Environmental Assessment Grant: this grant is provided for all eligible study costs up to 50% of the cost, to a maximum of $10,000 per property.
Apply for a Brownfield Environmental Study Grant
- The applicant submits a Brownfield Environmental Study Grant Application.
- The application is presented at a Community Improvement Plan Committee meeting. You may be requested to attend.
- The CIP Committee submits a recommendation to Council regarding the reviewed application.
- If the application is approved by Warwick Township Council, the applicant will enter into an agreement with the Township.
- The study is completed.
- The applicant submits proof of payment to the Township.
- The applicant will be reimbursed for up to 50% of the study cost to a maximum of $2,500.00 (Phase I) or as approved by Council (Phase II).
Eligibility
To qualify for the Brownfield Environmental Study Grant:
- The property must be within the Township of Warwick and have demonstrated potential to be Brownfields.
- The applicant must be the registered owner of the commercial, industrial, office, institutional, or mixed-use property (or be authorized in writing by the registered owner) within the Township.
- The applicant must submit an application before the work begins.
- The property must be up-to-date on property tax payments.

Structural Expansion & Improvement Grant
|
|
The Structural Expansion & Improvement Grant supports significant renovation to a qualifying property to:
- Address structural and life safety issues to create usable and efficient floor space;
- Improve property standards or preserve architectural significance;
- Remediate a Brownfield site; and/or
- Preserve or enhance employment opportunities.
You are eligible for the Township to cover 50% of the total costs of your renovation project up to a maximum of $25,000.
Apply for a Structural Expansion & Improvement Grant
- The applicant submits a Structural Expansion & Improvement Grant Application.
- The application is presented at a Community Improvement Plan Committee meeting. You may be requested to attend.
- The CIP Committee submits a recommendation to Council regarding the reviewed application.
- If the application is approved by Warwick Township Council, the applicant will enter into an agreement with the Township.
- The applicant completes the renovation and/or improvements.
- The applicant submits proof of payment to the Township.
- The applicant will be reimbursed for the awarded amount spent on renovations and improvements.
Eligibility
To be eligible, the applicant must:
- Be the registered owner of the commercial, industrial, or mixed-use building (or be authorized in writing by the registered owner);
- Cover 50% of the costs of the planned renovation or improvements;
- Submit an application before the work begins; and
- Be up-to-date on property tax payments.

Tax Increment-Equivalent Grant Program
|
|
The Tax Increment-Equivalent Grant provides relief from increases in property tax that are a result of large property improvements or development.
This grant encourages:
- Large scale property and building investment; and
- Remediation, rehabilitation, and adaptive reuse of “Brownfield” sites.
You are eligible for incremental relief on your property tax payments based on an annual phase-in for up to five years. The total amount of the grant will not exceed 50% of the original total cost of the improvements or $10,000.00 annually.
Apply for a Tax Increment-Equivalent Grant
- The applicant submits a Tax Increment-Equivalent Grant Application.
- The application is presented at a Community Improvement Plan Committee meeting. You may be requested to attend.
- The CIP Committee submits a recommendation to Council regarding the reviewed application.
- If the application is approved by Warwick Township Council, the applicant will enter into an agreement with the Township.
- The applicant will be reimbursed for a portion of property taxes on the property for up to 5 years.
Eligibility
To be eligible, the applicant must:
- Be completing a project which involves one or more of the following:
- A large scale project which involves 25% or more of the existing gross floor area on the property;
- Large scale on-site public infrastructure work (water services, sanitary sewer, or storm sewers); and
- Remediation, rehabilitation, or adaptive reuse of Brownfield sites.
- Be the registered owner of the property (or be authorized in writing by the registered owner) in the Township
- Submit an application before the work begins
- Be up to date on property tax payments

Permit Fee Grant
|
|
The purpose of the Permit Fee Grant is to help with costs for building permits related to the:
- Development or redevelopment of a property;
- Construction, reconstruction, or rehabilitation of a property; and
- Enhancement of the energy efficiency of a building.
Applicants are eligible for waived application and/or permit fees, usually payable to the Township, of 50% up to a maximum of $5,000.00.

- The applicant submits an Application and Permit Fee Grant.
- The application is presented at a Community Improvement Plan Committee meeting. You may be requested to attend.
- The CIP Committee submits a recommendation to Council regarding the reviewed application.
- If the application is approved by Warwick Township Council, the applicant will enter into an agreement with the Township.
- The applicant completes all development works as per the plans.
- The applicant will be reimbursed for up to 50% of the cost for applications and/or building permits up to $5,000.00 per property.
Eligibility
To be eligible, the applicant must:
- Be completing a large or small scale development or redevelopment, construction, reconstruction and rehabilitation, and/or the improvement of the energy efficiency of a building or properties;
- Be the registered owner of the property (or be authorized in writing by the registered owner) in the Township;
- Submit an application before the work begins; and
- Be up-to-date on property tax payments.

Building Accessibility Grant
|
|
The Building Accessibility Grant helps with improvements to buildings to remove physical barriers and provide greater accessibility. You are eligible for a grant of 50% of eligible costs up to a maximum of $7,500.00.
Eligible works may include improvements to or the installation of:
- Accessible ramps;
- Stairs and railings;
- Entrances to buildings;
- Automatic doors; and
- Entryway widening.
Apply for a Building & Site Accessibility Grant
- The applicant submits a Building & Site Accessibility Grant Application.
- The application is presented at a Community Improvement Plan Committee meeting. You may be requested to attend.
- The CIP Committee submits a recommendation to Council regarding the reviewed application.
- If the application is approved by Warwick Township Council, the applicant will enter into an agreement with the Township.
- The applicant will be reimbursed for 50% of eligible costs or 50% based on their approved amount.
Eligibility
To be eligible, the applicant must:
- Be completing an eligible accessibility project;
- Be the registered owner of the property (or be authorized in writing by the registered owner) in the Watford CIP Area or Warwick CIP Area;
- Submit an application before the work begins; and
- Be up-to-date on property tax payments.
